No.1 Hardman Boulevard
No.1 Hardman Boulevard is situated in the heart of Allied London Properties' new twenty-two acre Spinningfields development in Manchester's Central Business District. The ten storey office building offers large floorplates of around 4,000 sq m and has been fully pre-let to the Royal Bank of Scotland.
From a developer's point of view, such large floorplates require the provision of significant opportunities for future subdivision. As a result, the building's plan comprises four wings of offices, separated by three atriums, sitting end-on to the Boulevard. These are connected by a spine running across the back of the site, which uses the atriums to maximize daylight in office areas. Two separated cores, coupled with additional potential tenant entrances, permit four possible sub tenancies per floor.
The façades reflect the building's plan: high levels of transparency are used on northern façades, solar shading for those facing south, and solid walls of Jura limestone are used for the cores.
